RICS in Oman : The Impact of Sustainability on Real Estate Asset Value
· Anahita Jafari

Yesterday at the RICS Oman event, we talked sustainability and its impact on real estate value.
In a tight margin market, building performance is not only a technical issue. It can affect operating cost, capex planning, tenant retention, obsolescence risk, marketability and collateral quality.
Our work connects building diagnostics, valuation logic and data analysis to help asset owners identify where performance gaps may be affecting value.
This includes looking at energy demand drivers, cooling performance, building behavior, operating cost exposure, asset condition, functional obsolescence and financial risk indicators.
In preparation for the event, we developed the underlying data work by reviewing listed-company annual reports, mapping real-asset exposure, modelling ownership links and connecting asset-performance indicators to valuation and financial risk considerations. (Data modelling and analysis: Antoine Molliere )The objective was to connect physical building conditions with valuation variables such as income risk, capex exposure, useful life, liquidity, collateral quality and investment capacity.
Thank you to Debbie Richardson and her team at the Oman Sail for hosting us and for presenting their valuable sustainability initiatives, particularly their work in youth education and their continued efforts to make the sea more accessible to everyone.
Thank you to Ihsan Kharouf for leading a strong technical panel and answering detailed valuation questions.
Thank you Mairead Hughes and the RICS team for supporting this discussion on sustainability and real estate value in Oman.
Thank you to everyone who joined us and contributed to this important discussion on the future of sustainable real estate value in Oman.
